• Guests will typically pay around £75 (winter mid-week) £95 (summer) for B&B for two per night, however prices are variable and different rates options may be available to suit your preferences.  You can check out the options for your dates below.

• Keeping prices in line across many sites is difficult, so if you see a better price for the same room, dates and conditions give us a call  on 01929 421027 and we will match the price and charge you £5 less per night too.

• We are right in the middle of Town, tucked away in a little lane off of the High Street and so relatively quiet and no more than two or three minutes walk from beach, restaurants, pubs, galleries et al.

• Our accommodation is for Adults Only (sixteen plus)

• Regrettably if all rooms are showing as unavailable for your chosen dates and length of stay then we do not have one we can make available for you

• Check in is between 16:00 and 18:00; or between 19:00 and 22:00 if you are kind enough to first confirm with us that we can be available - we are just a small B&B not an hotel with staff always on call

• All of our rooms have en suite showers

• In common with many B&Bs and hotels in swanage we do not have extensive on-site parking, but you can stop in the lane right outside our door and we will help you unload and check in before you find a convenient place to park (nearest free unrestricted parking is about 50 yards away in Eldon Terrace).

Terms and conditions for Town Hall Lodge B&B accommodation in Swanage

Payments: Standard and Saver Rates: An immediate payment is required for bookings of 1 or 2 nights. For longer bookings an equivalent deposit will be charged. All Other Rates: Full pre-payment. If payment cannot be taken with the card details supplied the booking will be nullified. You authorise us or our agents to retain your card details and, if we deem it necessary, to charge your card with any outstanding balance on your account. To cover our additional costs Credit Card payments other than deposits will be charged for at 2.5% of the payment amount.
Cancellation: Standard Flexible Rates: You may change or cancel your booking at any time until 18:00 seven days before the arrival date intiially booked. Your deposit will be refunded less 2.5% card processing fees. Cancellation or change is not allowed after this time.
Saver And All Other Rates: No cancellation or change possible. Outstanding balances must be paid. Deposits are non-refundable. For the avoidance of doubt, non-arrival or early departure are treated as cancellations and the full value of the booking remains due. We recommend that you take appropriate insurance to provide cover against the consequences of any changes you may need or wish to make to your plans.
Access Please read the Access Statement on our website and satisfy yourself that your party will be able to cope with all aspects of the accommodation.
Pricing Accommodation is priced for the stay and type of rate you have requested. The price includes any supplements, discounts or offers applicable to you at the time of booking. We have agreed with you a price in advance for your stay. It will be neither increased nor decreased to reflect prices which may be or may have been applicable through other channels or on other dates.
Non-Availability of Accommodation We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative Swanage Bed & Breakfast accommodation or a hotel Swanage. If this was not possible, or was unacceptable to you, then we would refund all monies paid by you for the booking. Our liability would not extend beyond this refund.
Damage & Loss Guests are responsible for any losses from or damage caused to the rooms, furnishings, fittings and equipment in them by any act, omission, default or neglect and will pay on demand the amount required by the owners to make good or remedy any such damage or loss.
Children Unless you have our documented agreement otherwise we only accommodate adults.  Guests not demonstrably 16 or over will be refused accommodation but liability will remain for the full cost of the booking as if cancelled.
Liability We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Problems with Accommodation There will, from time to time be a problem with some aspect of the accommodation we provide. Most problems can be remedied quickly and easily and we ask that you bring any problems to our attention immediately so that we have an opportunity to put things right. We will not consider any claims for compensatory adjustments to your account unless you have done so.
Smoking Smoking is prohibited throughout the building. In the event that this condition is not complied with, we reserve the right to terminate the booking immediately without any liability for refund or compensation.
Pets We cannot accept pets.
Respect for other Guests You will be staying in our home and we reserve the right to judge acceptable behaviour, levels of noise or disruption by guests, and we will expect corrective action to be applied at our request. In the event of failure to comply, we may terminate the booking immediately without being liable for any refund or compensation and you will remain liable for the full cost of your booking.
