Introduction

We are a centrally located, family run, four bedroom, friendly B&B. Our aim is to make your stay in Swanage as pleasant as we can. All amenities are within five minutes walking distance including the rail and bus terminus.

Pre-Arrival

We can be contacted either by phone or email as posted on this web site. We are three minutes walk from the local bus/rail station. Taxis are also available nearby. Arrangements can be made to assist with your luggage. We have Wi Fi.

Arrival & Car Parking Facilities

There is no parking at Town Hall Lodge, but there is free parking on the streets nearby with some restrictions, or council car parks which you have to pay for in a close proximity. Luggage can be offloaded prior to parking. There is outside lighting available at all times. Access to the front door is from a slightly inclining pavement.

Main Entrance, Reception & Ticketing Area

On arrival, please ring bell to left of side hung front door. Registration takes place in our light, roomy kitchen which is on one level from the front door, consisting of wooden floors and purbeck flagstones. Seating and refreshment are available on arrival. Assistance with luggage is also available.

Public Areas - Hall, Stairs, Landing, Corridors etc

Access to the first floor bedrooms is from your own entrance at the side of the building. The lane and pavement slope at this point.

Public WCs

Our guest-use toilet is adjacent to the ground floor dining room. There is a 20cm step down to the side hinged door. The top flushing toilet is at 40 cm and the hand basin is at 95cm with forward turning lever taps.

Restaurant / Dining Room

Our ground floor dining room is accessible from the large side hinged door at the left hand end of the building, following the flagstone pavement from the first floor exit. The entrance lobby is also paved and evenly leads to passage side-hinged door. Wooden floor walkway to dining room. Door is again side-hinged and leads into a tiled floor area. The dining room is equipped with moveable wooden tables and chairs. Assistance can be given with the reading of the menus and serving of the breakfast buffet . The cooked food is waitress-served. The guest-WC is adjacent to the dining room.

Laundry

• Service wash is available.

Bedrooms & Sleeping Areas

• All four bedrooms are on the first floor. Access at ground floor level from pavement. Six steps depth ranging from 9cm. to 20cm. Width of entrance 90cm with hand rails on each side. Entrance through side hanging door 70cm wide. Tiled hallway to stairs. 12 steps of 20cm. depth, 70cm. wide with hand rail on left hand side. Landing turning to left and 3 steps at 20cm. depth leading to passageway which is 88cm wide. Step up to passage is 22cm deep.All rooms have steps in to the ensuites at 20cms. Bedroom 3 has an internal step of 20cm. Toilets and washbasins are to be fitted at standard height.

• All rooms are ensuite.

Additional Information

• Emergency procedures, escape routes etc. are highlighted and positioned on the back of your bedroom door.
• There is a non smoking policy throughout the building. Owners on site day and night. Emergency phone number available through the night. Fridge storage is available on request for storage of medication or special dietary needs.
• There is no shop, bar/bar area, public sitting areas, take-away or café on the premises.
